I didn’t choose real estate.
I chose the people in it.
Twenty years ago, I was a young appraiser in Beverly Hills who could explain cap rates but couldn’t afford lunch in the neighborhood. The agents who taught me the business were the ones who answered my questions honestly — even when the answers weren’t flattering. I’ve tried to be that person for every client since.

I grew up in a family of architects. I married a structural engineer. I spend my weekends at open houses in neighborhoods I can’t afford. Real estate isn’t my career — it’s the only conversation I want to be in.
I live in Brentwood with my husband and two daughters. On Saturdays you’ll find me at the farmer’s market on Montana — not networking, just buying peaches. The clients who matter know I’m a person before I’m an agent.
My approach is simple: I work with fewer clients than most agents would consider sustainable. I turn down listings I don’t believe in. And I measure success by how many people call me again — not by what’s on the plaque.
How I got here
Appraisal desk, Beverly Hills
My first job was in a back office on Wilshire, appraising estates I couldn't afford to walk past. I learned to read a property's bones — what makes it hold value, what makes it lose it. That lens still shapes every deal I broker.
Navigated the crash
While the market was shedding value by the hour, I was helping families make hard decisions with clear numbers. I didn't panic-sell anyone, and every client from that year is still a client today. That's the only metric that matters.
Crossed $100M in closed volume
It's a milestone, not a personality trait. What mattered more was the shift in who called me — developers with vision, international buyers who needed a local they could trust, and estate attorneys who knew I wouldn't overpromise.
Founded Vaishnavi Associates
I wanted to build something that reflected how I actually work: small portfolio, deep relationships, zero pressure. We carry no more than a dozen listings at a time. Every one of them is a property I'd show my own mother.
$400M and counting
The number keeps moving but the philosophy doesn't. I still attend every inspection. I still write every offer letter myself. And I still tell clients when I think they should walk away — even when it costs me a commission.
Three principles.
No exceptions.
Discretion
Your transaction is nobody's business. I don't post 'Sold' signs, I don't tag clients on social media, and I've never leaked a deal to the press. Privacy is the foundation of trust.
Precision
Every number I present has been pressure-tested. I run comps three ways, I know the building inspector by name, and I can tell you within $50K what a property will clear before the first showing.
Fiduciary
I have never represented both sides of a transaction. I don't believe you can serve two masters well. When I'm your agent, every negotiation tactic, every concession, every deadline works in your favor alone.
